Through its unique concept resulting in an exemplary synergy of economy, esthetics and ecology, it intends to create a precedent for how people and places can thrive in a strongly urbanized context. The building, with a total office area of 9.000 sqm across 9 floors, takes full advantage of its actual building line and the compensation potential, while providing the lowest possible carbon footprint.It is evident that occupation detection, energy monitoring and water management - just to name a couple - allow tenants full control of buildings that respect the people inside the building and the environment of which they have become a part of. ‘The Precedent’, for instance, is passive compliant (EPB Brussels 2015), will be ‘OUTSTANDING’ BREEAM certified and will also be WELL-ready.
During dismantling, everything has been aimed to reuse, recycle, and if not then only to waste.
The design has been made so that the chosen materials are sustainable.
The main structure has been kept during the dismantling of the building and only a small part has been demolished (floors +8 and +9 and little building side of longue haie). The demolished parts are being replaced with CLT (cross laminated timber) structure, which is super sustainable.
